“I spent my first year in Investment Valuation, I was responsible for helping my team value a patch of properties located in London. We value properties on a regular basis, for accounting purposes, for many of the large institutions such as Columbia Threadneedle, M&G, L&G and Blackrock.
“My responsibilities and day to day tasks have evolved over time; while in the beginning I was mainly in a supporting role, gathering comparable evidence, learning to use Argos investor to run valuations as well as routine tasks such as organising inspections. Working hard to learn from my line managers, I was quickly given the responsibility for my own patch of around 80 properties to value on a monthly basis.
“The asset agnostic nature of the work and the wide geographic location makes IV a great crash course in property, especially, if like me, you have an unusual background. I went to university in Portugal and Italy. I interned for Neoturis in Lisbon, which is a partially owned CBRE company. After that, I moved to London where I worked for a tech company, until I joined CBRE in Sep 2016.
“CBRE is a very social company and there is always something happening! Be it a sports day, a graduates curry night, a team’s day out or just a random coffee at the Cbar. You can also get involved in really cool things – I am a committee member of POP, a property magazine written by graduate surveyors for (present and future) graduate surveyors (a little bit of publicity always helps). I am also a committee member of the All Schools board, where we visit schools and speak about routes to careers in property, provide mock interviews and review CVs.”
“Prior to starting on CBRE’s graduate scheme, I completed a Master’s Degree in Real Estate and undertook several property internships. As part of the graduate rotation programme, I’m currently based in the Office Agency team in CBRE’s Manchester office and have found the support and training CBRE provides for the APC second to none.
“As part of the Office Agency team, I have worked on behalf of both landlords and occupiers across the North West and have experienced fantastic exposure to the busy Manchester property market. I have taken a lead role on property disposals on behalf of landlords including undertaking viewings, attending enquiry meetings and organising marketing campaigns. I have also advised occupiers looking to acquire space by producing property schedules, organising viewing tours and negotiating lease terms with landlords. Agency is a great team to be in as every day is different and you are always out and about meeting clients or doing viewings.
“In the Manchester office, there is always a social or charity event going on and everyone is encouraged to join in. Recent office events include a Manchester to Leeds Bike Ride, Mexican Summer Social and Christmas party at the Football Museum.
“For those starting out, I would recommend researching the property industry and gaining as much work experience as possible so that you have a thorough understanding of the profession. I’d also say it’s important to keep an open mind as there are so many opportunities available throughout your career in surveying.”
“Leaving the fun and familiar surroundings of the lecture theatre and getting your feet under a desk can be a daunting step into the professional world. But at CBRE, a sea of new faces quickly becomes a network of colleagues and friends sharing knowledge and support that has been priceless in developing my skills and experience on my journey from graduate to chartered surveyor.
Every day as a building surveyor is different and presents unique challenges, however my typical day consists of liaising with clients and advising on everything from dilapidations strategy and negotiation to technical aspects ahead of buying, selling or occupying a property. I spend as much time out of the office as I do in it, and end up in a wide variety of locations from landmark offices in the centre of London to shopping centres, theatres and cinemas across Europe (and occasionally further!) – however it is nice to know that I will always be coming back to my team and office. Being a building surveyor means I get to talk and work with a variety of people ranging from skilled tradesmen to the bosses of some of the largest companies across the globe, on both fast paced transactions that I then read about in the paper the week after or more intricate projects that require a great deal of skill and care from a wider project team. As a graduate, the rotation system at CBRE also means that I was able to draw on the experience of some of the leading individuals in the industry and learn about the finer details of those specialisms that I simply would not have been able to if I was not given the opportunity to move between teams.
A particular highlight for me was when, prior to its proposed purchase, I surveyed a beautiful Grade II* Tudor hotel within walking distance from Shakespeare’s Birthplace in the World Heritage Site that is Stratford-upon-Avon. Not only is it great to get out of the office so much but being able to work with prestigious clients on such beautiful examples of historic architecture is a real benefit to my career at CBRE and me as an individual.
